A home builder coordinates and delivers major construction projects on existing residential properties. That includes everything from a single large extension to a complete strip-back-to-bricks renovation. The defining feature of a home builder (versus a handyman or single-trade specialist) is that we manage the whole project — multiple trades, materials procurement, building control, programme planning, snagging and handover.
On a typical £80k single-storey extension, we'll coordinate around 12 different trades over 14–18 weeks: groundworkers, bricklayers, structural steel installers, roofers, joiners, drywall installers, electricians, plumbing fixture installers, plasterers, kitchen fitters, tilers, floor fitters, decorators, glaziers and external landscapers. Without a home builder coordinating that — and providing dedicated project management — the homeowner becomes the project manager themselves, and that's where most DIY-managed projects go wrong (delays, cost overruns, gaps in scope, trades arriving in the wrong order).
We replace all of that complexity with one contract, one project manager, one weekly progress update and one final invoice. You make design decisions; we make everything else happen.
Our sweet spot is residential building projects between £30k and £300k. That's typically a large extension, a full renovation, a major loft conversion, a substantial garage conversion package, or a combination of works (for example, a kitchen extension plus internal reconfiguration plus re-roof).
We don't generally take on small handyman jobs (a single door rehang, a leaky tap, a fence panel) — there are excellent local tradespeople better suited to that work. We also don't take on full new-build housing developments — we focus exclusively on existing homes, which is where 95% of Perthshire homeowners need expert help.
We do take on high-end one-off projects: bespoke garden rooms, premium kitchen renovations, luxury bathroom suites, basement conversions and listed property work. Home builder costs in Perth vary by project type and specification.
