Most floors that homeowners think need replacing can actually be repaired or refinished. Solid hardwood floors can be sanded back and refinished multiple times across their lifetime. Engineered floors with damaged boards can have individual planks lifted and replaced. LVT with isolated damage can have single tiles swapped. Tile floors with cracked or loose tiles can have those tiles replaced and the surrounding grout refreshed.

Solid hardwood floors are the most repairable type of flooring. As long as there's at least 4mm of wear layer above the tongue, the floor can be sanded back and refinished. Most solid hardwood floors can be refinished 4–6 times across their 80+ year lifetime. Even with localised damage from water, dents or scratches, sanding usually transforms the floor.
Thicker engineered hardwood floors (with 4mm+ wear layers) can usually be sanded once or twice during their lifetime. Thinner engineered floors (2–3mm wear layers) generally can't be sanded — but individual planks can usually be lifted and replaced if you have spare boards from the original installation.
LVT and laminate are usually plank-replaceable rather than refinishable. If you have spare boxes from the original installation, swapping damaged planks is straightforward. If you don't, finding a perfect match years later can be impossible — at which point a partial or full replacement becomes the only option.
Tile floors are repairable on a tile-by-tile basis if you have spare tiles. Without spares, close matching is sometimes possible but rarely perfect — full or partial replacement is often the better answer.
The most common cause of flooring damage we see in Perth homes is water ingress. Dishwasher leaks, washing machine hose failures, fridge water lines, radiator weeps and bathroom leaks all cause progressive damage to nearby floors. Engineered and laminate floors swell at joints; LVT can lift; hardwood can cup or crown. Early intervention dramatically reduces the eventual repair cost — the longer the water sits, the more boards need replacing.
The second most common cause is subfloor movement. Old suspended timber floors flex over time, especially around joist ends near walls. Floors fixed directly to moving subfloors crack, separate and squeak. The fix is to stabilise the subfloor (screw down loose boards, ply overboard) before re-fixing or replacing the surface.
The third is wear and dent damage. Heavy furniture dragged across hardwood, dropped objects, chair scrapes and pet claws all leave their mark. Small individual repairs are sometimes possible (filler, touch-up oil, board swaps), but extensive wear damage usually warrants a full sand-and-refinish.
Flooring repair costs depend on the floor type and damage extent. As a guide: hardwood sand-and-refinish costs £25–£40 per m² (so a 30m² living room costs £750–£1,200); single plank replacement costs £80–£180 per plank including supply (assuming you don't have spares); LVT tile replacement costs £40–£100 per tile; squeaky subfloor repair costs £200–£600 per room depending on access; water damage repair varies enormously depending on extent — typically £400–£3,000+.
