Most failed building projects don't fail because of bad trades — they fail because of bad project management. Trades arrive in the wrong order. Materials don't show up when needed. Decisions get delayed. Variations are agreed verbally and disputed later. Building control inspections are missed. Snagging gets ignored.
A good project manager prevents all of that. They sequence the trades correctly so the plasterer isn't trying to work around the electrician. They place orders weeks in advance so materials arrive when they're needed, not three weeks late. They make and document decisions quickly. They run formal change control so every variation is priced and signed off in writing. They book inspections in advance and they don't leave site until snagging is complete.
On a £100,000 extension, professional project management typically saves 4–8 weeks of programme and £5,000–£15,000 of avoidable cost — and produces a measurably better-quality finished building. The fee for project management almost always pays for itself many times over.
Every project gets a named project manager who is your single point of contact from start to finish. They visit site daily during active construction, run weekly progress meetings (in person or video call), produce written progress reports every Friday, and are reachable by phone or WhatsApp throughout working hours.
We use formal construction programmes built in MS Project, with every trade, milestone, dependency and float clearly mapped. The programme is updated weekly and shared with the client so you always know exactly where the project stands.
We run formal change control. If you change your mind about something — kitchen layout, tile choice, anything — the change is documented, priced and signed off before any work starts. No surprises, no disputes.
We carry full project documentation throughout: drawings, specifications, RAMS, building warrant correspondence, supplier invoices, warranty certificates and as-built records. At handover you receive a complete project file.
When we act as main contractor, project management is included in our fixed-price contract — there's no separate PM fee. The cost is built into the build cost.
When we act as standalone project manager (you or your architect hold the trade contracts), we typically charge 8–12% of the project construction value, with a minimum monthly fee. For a £150k project that's around £12k–£18k for full project management from start to handover. On smaller projects we offer a part-time PM service from around £600 per week.
We provide a fixed-fee quotation for project management after reviewing your drawings, scope and timescale at an initial consultation. There's no charge for the consultation and no obligation to proceed.
