The walls are constructed using a properly engineered timber frame filled with 100mm+ rigid insulation and lined with vapour control layers and plasterboard. The U-values (thermal performance) we achieve are comparable to modern house construction, meaning the garden room stays warm in winter and cool in summer without excessive heating costs.
The roof is also fully insulated and finished with EPDM rubber membrane, GRP fibreglass, or sedum (green roof) systems depending on the design. All windows and doors are double or triple glazed to match the thermal performance of the walls.

However, there are limits: the garden room must not exceed 4 metres in height (if within 2 metres of a boundary), must not cover more than 50% of the curtilage of the original house, and must not be forward of the principal elevation.
