Beyond home offices, garden rooms serve a wide range of purposes. The key advantage of a garden room over converting an existing room is that it adds net new space to your property without altering your home's layout. Your spare bedroom stays a spare bedroom, your dining room stays a dining room — you simply gain an additional, dedicated space for whatever purpose you need.

Our garden rooms are built to a significantly higher standard than off-the-shelf garden buildings. The construction starts with a solid foundation — typically a concrete slab or adjustable steel screw piles — ensuring a level, stable base that won't shift or settle over time.

The walls are constructed using a properly engineered timber frame filled with 100mm+ rigid insulation and lined with vapour control layers and plasterboard. The U-values (thermal performance) we achieve are comparable to modern house construction, meaning the garden room stays warm in winter and cool in summer without excessive heating costs.

The roof is also fully insulated and finished with EPDM rubber membrane, GRP fibreglass, or sedum (green roof) systems depending on the design. All windows and doors are double or triple glazed to match the thermal performance of the walls.

Garden room costs depend on size, specification, and internal fit-out. As a general guide: a basic 3m x 3m garden room with electrics and a simple internal finish typically costs between £12,000 and £18,000. A larger 4m x 5m garden room with bi-fold doors, full insulation, plastered interior, and premium cladding might cost £20,000–£35,000.

At the premium end, fully specified garden rooms with en-suite facilities, kitchenette, underfloor heating, and high-end finishes can cost £35,000–£50,000+. These are essentially self-contained annexes suitable for guest accommodation or letting.

Compared to the cost of a house extension (typically £1,200–£2,200 per square metre), garden rooms often represent better value because they don't require foundations as deep, don't need building warrant approval in most cases, and cause no disruption to your existing home.

Most garden rooms in Scotland fall under permitted development rights, meaning they don't require planning permission. However, there are limits: the garden room must not exceed 4 metres in height (if within 2 metres of a boundary), must not cover more than 50% of the curtilage of the original house, and must not be forward of the principal elevation.

If your property is in a conservation area, is a listed building, or is subject to specific planning conditions, additional restrictions may apply. We check the planning status of every garden room project during our initial site visit and advise you clearly on whether any approvals are needed.

Even though most garden rooms don't require planning permission, they should still be built to a high standard with proper insulation, weatherproofing, and electrical safety. All electrical work in our garden rooms is carried out by NICEIC-registered electricians and certified on completion.
