Marshall & Co (Scot) Ltd is an established construction company based in Perth, delivering professionally managed residential and light commercial construction projects across Perth, Dundee and the wider Perthshire region. We've been operating as a limited construction company since 2009, building a reputation for organised, on-time, on-budget delivery.
Choosing the right construction company in Perth comes down to three questions: are they properly insured and structured, can they manage a multi-trade programme, and will they still be trading in five years if you need to call them back? We answer 'yes' to all three — limited company status, full insurance suite, project management discipline and a 15-year local trading history.
Whether you're a homeowner planning a £100k extension, a landlord refurbishing a property portfolio, a small commercial client refitting an office or retail unit, or an architect looking for a reliable main contractor, we deliver the same structured, professional service on every project — including deck construction, drywall installation, floor fitting, flooring repair, plumbing fixture installation, tile work installation and replacement and full remodelling packages.
As part of our trusted builder and joiner in Perth, we deliver every project to a premium standard across Perth and Perthshire.

There's a meaningful difference between a 'builder' and a 'construction company'. A construction company is a structured business with formal processes — insurance certificates that aren't expired, accounts that get filed at Companies House, contracts that get signed, programmes that get tracked, and a project manager who shows up every day. A 'builder' might be three lads in a van who do good work but operate informally and disappear when problems emerge.
For small jobs the informal route can work fine. For projects above £30k — extensions, renovations, conversions, fit-outs — you need the structure of an established construction company. The risk profile is just too high otherwise: insurance disputes, sub-contractor non-payment, building control failures, materials disputes and abandonment risk all become serious financial threats.
Marshall & Co was set up specifically to fill this gap in the Perth market. We operate the way commercial main contractors do — but on the residential and light commercial scale that suits Perthshire homeowners and small business clients.
We deliver construction projects from £30,000 to £500,000+. Below £30k we generally recommend smaller specialist trades (a single carpenter, a single bathroom fitter) — our project management overhead doesn't make sense at that scale. Above £500k we work selectively, generally on projects where we have a long-standing relationship with the client or design team.
Our typical project mix is around 70% residential (extensions, renovations, conversions, garden rooms), 20% light commercial (office refits, retail units, small hospitality), and 10% specialist work (period property restoration, listed buildings, bespoke high-end one-offs).
We're equipped and insured to act as principal contractor under CDM 2015 regulations, which means we can take full health-and-safety responsibility on notifiable projects. We provide construction phase plans, manage RAMS for sub-contractors and ensure full compliance with current building standards.
Construction costs in Perth and Perthshire vary by project type, specification and site conditions. As a benchmark: residential extensions £1,200–£2,800/m² depending on storey count and specification; full renovations £800–£1,500/m²; loft conversions £20k–£55k; garage conversions £8k–£20k; light commercial fit-outs £600–£1,400/m² depending on M&E content.
We provide fixed-price construction contracts after detailed scope and specification has been agreed with the client and (where applicable) the design team. We don't work cost-plus, target-cost, or open-book unless specifically requested by an architect for a complex restoration project.
Payment terms are typically a nominal mobilisation deposit followed by interim valuations against agreed work stages — never asking the client to pay materially in advance of completed work. This protects both parties and keeps cash flow honest.
Three reasons clients choose us over other construction companies in Perth: structure, transparency and longevity. Structure means we run the project the way a main contractor should — programme, contract, valuations, change control, snagging. Transparency means weekly written client updates, no hidden costs, and clear evidence behind every variation. Longevity means we've been trading since 2009 and intend to be here in 2030 — which matters when you might need a defects callback in five years.
We're also local. Our office is in Perth, our team lives in Perth and Perthshire, and our supply chain is local — we have established trading accounts with the major Perth-based builders' merchants, plant hire firms and material suppliers. That local network keeps lead times short and prices competitive.
