A staircase is one of the most prominent pieces of joinery in any home — it's seen every day, used every day, and sets the tone for the rest of the interior. Yet it's also one of the most heavily regulated: rise, going, headroom, balustrade height, spindle spacing and structural loading are all governed by current Scottish building regulations. We handle all of that as part of the design.

Domestic staircases in Scotland must comply with Technical Handbook Section 4 (Safety). The headline rules: rise between 100mm and 220mm, going at least 220mm, headroom at least 2m above the pitch line, balustrade height at least 900mm (1.1m above floor on landings), and spindle gaps no greater than 99mm (so a 100mm sphere cannot pass through).
Loft conversion staircases have some specific allowances — space-saving (alternating-tread) staircases are permitted in loft conversions where a conventional staircase won't fit. We handle the full design within the regulations and submit any required building warrant drawings.
On replacement staircases in existing dwellings, like-for-like replacement generally doesn't require building warrant. New staircases that change geometry, are part of a loft conversion or are in new builds always require warrant approval — which we manage as part of the contract where required.
Staircase costs depend on material, style and complexity. As a guide: a straight-flight painted softwood staircase with turned spindles and newel costs £2,800–£4,500 supplied and fitted; a solid oak straight-flight staircase with oak balustrade costs £5,500–£9,500; a contemporary open-tread oak staircase with glass balustrade costs £8,500–£18,000+; a feature curved or spiral staircase costs £15,000–£40,000+.
Quarter-turn and half-turn staircases (with winders or a landing) typically add 20–35% over straight flights due to increased manufacturing complexity. Loft conversion staircases are usually priced as part of the wider loft conversion contract.
All quotes are fixed-price after the site survey. There are no hidden extras for delivery, fixings or rubbish removal.
